Small units, big volumes

Registered transfers take weeks to reach the City’s records, so the most recent months are still filling in. Price trends compare the same buildings over time.

Between January 2023 and September 2026, 2,816 homes were registered as sold in the City Centre, worth R7.5bn. Sales held at 743 to 832 a year, and their value went from R1.8bn in 2023 to R2.4bn in 2025. Nearly every sale is an apartment, and many are studios and one-bedroom units bought to let.

Cranes for years to come

The CCID counted 29 developments in its pipeline in 2025/26. The Madison, a 23-storey tower with 383 apartments on the block bounded by Bree, Buitengracht, Dorp and Leeuwen, is due to start building in early 2027 and finish in mid-2029.

Short-term letting rules ahead

A draft City by-law would make every short-term rental register and could charge commercial rates on homes available for short stays for more than 50 % of the year. Public comment closed on 5 October 2026; it is not law yet.
