Terms of use

The rules for using sellect.co.za, and how to read our price estimates. Effective 19 October 2026.

sellect.co.za is operated by CEELAB SAS, trading as Sellect, a company registered in France (SIREN 840 401 707), 10 rue Réaumur, 75003 Paris, France, represented by its President, Maxime Weinstein. Contact: maximeweinstein17@gmail.com, the address above or WhatsApp.

By using sellect.co.za you accept these terms. If you do not accept them, please do not use the site. Our Privacy policy explains how we handle your personal information.

1. Our service

  • Sellect provides free property information: price estimates, rental yield calculations, market data and reports for homes in Cape Town.
  • When you ask, we introduce you to independent partner agents. Viewings, mandates, written valuations, negotiations and transfers are handled by those agents and the professionals involved, who hold their own registrations and are responsible for their own services. Any agreement you sign with an agent is between you and that agent.
  • Commission levels shown on the site describe what our partner agents have agreed to charge. The agent's written mandate is what applies.
  • The service is free for homeowners. We may be paid by partner agents for introductions.

2. How to read our estimates

Our price estimates are indicative figures produced by an automated model. They are not a valuation by a registered valuer, a sale price, an offer, or financial, investment, tax or legal advice.

  • How they are made. We combine registered sales published by the City of Cape Town, the City's General Valuation Roll (values at 1 July 2025) and public market indicators, then adjust for the details you give us. Sales in your building weigh most.
  • A range, not a single number. We show a central estimate, a low and a high figure, and a confidence score from 1 to 5. On recent sales it had not seen, our model's median gap to the actual price was about 13 % for apartments and 18 % for houses, and wider in neighbourhoods with few sales. Your own home's features, condition and the market on the day can move the real price outside our range.
  • Rents and projections are estimates too. Rents are based on typical yields for homes at your price level, unless you give us your own figure. Value and rent projections are scenarios (for example 2 %, 5 % and 8 % a year), not forecasts.
  • Public data can contain errors or delays. Recent sales may take weeks to appear. Tell us if something looks wrong and we will check it.
  • Before you decide to sell, buy, borrow or let, get a written valuation from a registered professional and advice suited to your situation. A partner agent can visit and give you a written valuation, free and without obligation.

3. Using the site

You agree to use the site lawfully and in good faith. In particular, you must not:

  • copy, extract, scrape or reuse our data, estimates or reports in bulk, by automated means or to build a competing service;
  • try to access our systems or data without authorisation, test their security, or disrupt the site;
  • submit false information or someone else's details without their permission;
  • use the site to send unsolicited messages.

You may share your own report, for example with the share button, for personal purposes.

4. Our content and data

Maps, address suggestions and Street View images are provided by Google and subject to Google's terms. Public records remain subject to the terms of the City of Cape Town and other publishers.

5. Third-party services and links

The site uses or links to third-party services (Google, WhatsApp, partner agents' websites). We are not responsible for their content or practices.

6. Liability

  • We take care to keep the site accurate and available, but we provide it as it is and cannot guarantee that it will be error-free or uninterrupted.
  • To the extent the law allows, we are not liable for decisions you make based on an estimate, for losses caused by a partner agent or another third party, or for indirect losses.
  • Nothing in these terms limits rights you have under consumer law that cannot be excluded, including the South African Consumer Protection Act where it applies, or our liability for gross negligence or wilful misconduct.

7. Changes

We may update these terms. The effective date at the top shows the latest version, and the version online when you use the site applies.

8. Applicable law and disputes

These terms are governed by French law. If you are a consumer, you keep the protection of the mandatory rules of the country where you live, and you may bring a claim before the courts that your local law allows. Otherwise, the courts of Paris have jurisdiction. Before any claim, please contact us: most issues can be solved quickly.
