Built on public records, not on an agent's opinion
Most yield calculators stop at gross rent divided by price. We take off every real cost, from the City's rates to levies and letting fees.
Keep or sell?
Your report compares your net yield with what selling would leave you after fees. A partner agent can confirm the figures, only if you ask.
Questions
What is a good rental yield in Cape Town?
On the Atlantic Seaboard, net yields usually sit between 4 % and 6 % for long-term rentals. Smaller apartments tend to yield more than large homes.
Gross or net yield: what is the difference?
Gross yield is a year of rent divided by the value. Net yield first takes off rates, levies, insurance, maintenance, letting fees and empty months. Net is the figure that matters.
Short-term or long-term letting?
The calculator uses long-term rents. Short-term letting can earn more but costs more to run; your report flags the gap for your suburb.
Where does the data come from?
Live rents and asking prices in your suburb, registered transfers from the Deeds Office, the City of Cape Town valuation roll and 2026/27 tariffs, and the SA Reserve Bank prime rate.
Is it really free? Will an agent call me?
Yes, it is free, and no one calls you. We only put you in touch with an agent if you ask.
