Index, Q3 2025 = 100How the index is built
Every usable sale registered since January 2023 (single residential units, size known, bundles and implausible prices removed) is expressed as a price per m². To compare like with like, each apartment sale is measured against the other sales in the same building, and each house sale against the other house sales in the same suburb. The quarterly median of these differences gives the index, smoothed over three quarters and set to 100 in the third quarter of 2025. Small samples move more: an area appears only with at least 400 sales of that type since 2023.
