Registered transfers take weeks to reach the City’s records, so the most recent months are still filling in. Price trends compare the same buildings over time.
Between January 2023 and August 2026, 2,597 homes were registered as sold in Sea Point, worth R12.2bn. Volumes have stayed steady at 700 to 800 sales a year while prices kept climbing: the value of homes sold rose from R3.1bn in 2023 to R3.8bn in 2025. Nine sales in ten are apartments.

Index, 2023 = 100. Each sale is compared with other sales in the same building, so a run of big or small units does not distort the trend.

The house market in short
Houses are rare in Sea Point: about 50 sell a year, mostly on the slopes towards Fresnaye and Signal Hill. The median house sold for R10.0m over the last 12 months, for 185 m² of living space. House prices rose faster than apartments: up about 59 % since 2023 on a like-for-like basis, a figure based on fewer sales and so less precise.
Who made money, and where the bargains were
Built from units registered twice since January 2023 and from sales compared with similar-sized units in the same building.
206 homes were bought and resold within the period. 94 % of their owners sold for more than they paid, with a median gain of 42 % after a median 18 months, about 20 % a year. At the other end, 15 sales since January 2025 went for at least 20 % below similar units in the same building.

The promenade, the pool and Regent Road
Places and facts checked in October 2026, with sources at the bottom of the page. Opening hours and routes change: check before you go.
Sea Point is a dense strip between Signal Hill, Lion's Head and the Atlantic. Apartment blocks line Beach Road and Main Road, while freehold houses climb the slopes. Life happens on the Promenade and along Regent Road, its busiest food street.
The Promenade
The seafront walkway runs the length of the suburb, from Mouille Point to Saunders' Rock. The City finished upgrading it in July 2025.
Sea Point Pool and tidal pools
The Sea Point Pavilion pool is one of five City pools open all year. Saunders' Rock and the small Milton tidal pool, built in 1910, are popular with families.
No Blue Flag, but close by
None of Sea Point's beaches holds Blue Flag status. The nearest Blue Flag beaches, Clifton 4th and Camps Bay, kept theirs for the 2026/27 season in October 2026, a few minutes' drive south.
Signal Hill
Above the suburb, Signal Hill is where Cape Town paragliders take off, with views over Sea Point and the Atlantic.

What residents deal with
Busy streets, active CID
Foot traffic keeps growing. The Sea Point City Improvement District stepped up cleaning and safety in 2025, and residents have raised concerns about street children.
Cranes on Main Road
New developments and commercial projects on Regent and Main Roads keep coming. The City-owned site at 1 Three Anchor Bay Road is being sold for high-density mixed use with affordable housing.
Short-term letting rules ahead
A draft City by-law published in August 2026 would require every short-term rental to register. Homes let short-term for more than half the nights would pay commercial rates from July 2027. It is still a proposal.
Race days close Beach Road
The Cape Town Marathon and the Cycle Tour close Beach Road each year. The next Marathon, on 23 May 2027, will be its first as a World Marathon Major.
