How our estimate works

Your price, from real sales. Suburb by suburb.

We compare your home with the sales registered around it, bring them to today's prices and tell you how sure we are.

The method

Five steps, every estimate.

1

Every sale, on record

138,000 sales registered with the City of Cape Town. Real prices, not asking prices, each one checked.

2

Closest sales first

Your building first, then your street, then your suburb. The closer and more similar, the more it counts.

3

Brought to today

An older sale is updated with our price index, so a 2023 sale speaks in today's prices.

4

Cross-checked

The City's 2025 valuation adds what sales can't see, like the view or the finish.

5

A range, with a score

A low, a likely and a high price, plus a confidence score from 1 to 5.

01Suburb by suburb

Every suburb, its own market.

A square metre in Clifton costs three times one in Gardens. So each suburb gets its own price index and its own comparables.

Apartments, median price per m², sales registered in the last 12 months. Tap a suburb for its full price report.

02Tested, then corrected

Checked against real sales.

We estimate each new sale before we see its price, then compare. That is how we know where we're right, and where to improve.

  • Tested on 7,004 sales. Apartments sold since July 2025, each estimated blind.
  • Corrected every month. New registered sales come in, and each suburb is adjusted.
  • Fed by the field. Feedback from partner agents and data from partner sites sharpen the result.
  • Honest when it's harder. Fewer sales nearby means a wider range, never false precision.

Questions

Good to know.

How accurate is the estimate?

On apartments, our median error is 8.6%, measured on 7,004 sales registered since July 2025. It is closer when many similar homes sold nearby, which the confidence score shows. Houses vary more (13.8% median error).

Where does the data come from?

From sales registered with the City of Cape Town since 2023, the City's 2025 general valuation roll and the City's map data. We add feedback from partner agents and data from partner sites. See the prices by suburb built on the same data.

How often is it updated?

Every month, when newly registered sales come in. Each suburb page shows its update date.

Is it a formal valuation?

No. It is an automated estimate to help you decide. For a bond, a divorce or an estate, you need a valuation by a registered valuer. Your agent will also refine the price after a visit.

Is it free?

Yes. The estimate and the full report are free, and nothing is shared without your OK.
