A small market catching up fast

Registered transfers take weeks to reach the City’s records, so the most recent months are still filling in. Price trends compare the same buildings over time.

Between January 2023 and August 2026, 342 homes were registered as sold in Three Anchor Bay, worth R1.5bn. Volumes are small and uneven, from 74 to 116 sales a year, and nine sales in ten are apartments, most of them in the blocks along Main Road and Beach Road. Prices per m² still sit below Sea Point and Mouille Point, which is what buyers have been chasing.

Places and facts checked in October 2026, with sources at the bottom of the page. Opening hours and routes change: check before you go.

Three Anchor Bay is a small pocket on the seaward side of Signal Hill, where Sea Point, Green Point and Mouille Point meet, so its boundaries are easy to miss. Its streets run from the cove on Beach Road up across Main Road, lined mostly with apartment blocks and a handful of restored Victorian houses.

A small sheltered cove on Beach Road with a sandy beach, a boat slipway used by recreational skippers, toilets and disability access.

Outdoors

Kayaks and wildlife

The often calm water makes the bay a launch point for kayakers, with guided trips from a shop across the road. Penguins, seals, dolphins and sunfish are regularly seen.

History

Where the name comes from

The name appears in Dutch records from 1661 and probably refers to a defensive chain across the bay held in place by three anchors.

What residents deal with

A new precinct on Erf 2187

The City wants to release its 4.5 ha site at Three Anchor Bay for mixed use: its conceptual maximum is up to 1,145 homes, a hotel of up to 325 rooms, shops and offices, with at least 20 % of homes for affordable submarkets.

Residents push back

A petition with more than 300 signatures opposes rezoning the land. Comment on the draft Basic Assessment Report closed on 20 July 2026, and a land use application was expected from September 2026, with Heritage Western Cape approval also required.

Traffic and sewer capacity

The City has said it will assess traffic congestion, sanitation infrastructure and the public transport impact on the Atlantic Seaboard before the site is developed.

Library and civic hall stay

The Colin Eglin Library and the civic hall are to be kept, and the plans reserve community space for a library expansion and an early childhood development centre.
