A small heritage market

Registered transfers take weeks to reach the City’s records, so the most recent months are still filling in. Price trends compare the same buildings over time.

Between January 2023 and May 2026, 144 homes were registered as sold in Bo-Kaap, worth R541m. Sales are few and uneven, from 28 to 59 a year, and the value sold went from R83m in 2023 to R237m in 2025. Unlike the City Centre next door, houses are a large part of the market: the cottages on streets like Bryant Street and Jordaan Street.

These are neighbourhood medians: your own building, floor, view and condition move the price. For a figure built on the sales around your address, get a free property estimate in Bo-Kaap, in 60 seconds.

The house market in short

3Deals

Resales on a small base

Built from units registered twice since January 2023 and from sales compared with similar-sized units in the same building.

Only 6 homes were bought and resold within the period, so the resale figures are indicative: 83 % sold for more than they paid. Since July 2025, homes sold close to their 2025 municipal value, a median of +2 %, well below the premium paid on the Atlantic Seaboard.

What residents deal with

Heritage rules on every house

Since March 2019 a Heritage Protection Overlay Zone covers around 600 private homes, and 19 sites were declared National Heritage Sites in May 2019. Development inside the zone needs Municipal Planning Tribunal approval.

The 150 Buitengracht aparthotel

The City approved building plans for a six-storey aparthotel behind the Auwal Mosque on 24 July 2026. Residents and the mosque protested on 28 August and are preparing a legal challenge.

Short-term lets and rising rates

The Bo-Kaap Civic and Ratepayers Association is calling for compulsory registration and caps on short-term rentals as long-standing families are priced out. The City says it is building a register and will apply commercial rates to accommodation businesses.

Fires on Signal Hill

On 18 January 2026 a fire above Voetboog Street spread up towards Military Road and the Noon Gun. More than 60 firefighters contained it overnight and Signal Hill Road was closed.

From sales registered at the Deeds Office and published by the City of Cape Town, matched with the City’s 2025 General Valuation Roll: 144 usable sales in Bo-Kaap between Jan 2023 and May 2026.
